Dynan Construction Management, Inc. has been in business in the Sarasota County area since 2003. During this time, we have had many clients approach us after having a discouraging experience with the traditional design, bid, re-design and re-bid process.

More times than not, the client has had their hopes dashed after being led to believe their project could be built for a certain budget only to find out after the bid process that they are well over budget.

To combat this, we have developed close relationships with our subcontractors and architects and prefer to use the Design/Build Approach.

Before the process can begin, the client enters into a design/build construction management contract. This contract outlines the costs involved with developing the preliminary plans, producing the budget and establishing the fees to be paid to the contractor for constructing and managing the project.

Advantages of the Design/Build approach:

• Time and energy are not wasted on unrealistic designs.
• Establishing a budget at the beginning allows the client to save time, money and frustration.
• Applying our knowledge of construction (real world) costs enables us to test the reality of the budget early in the process.
• Our relationships with subcontractors and suppliers enable us to secure the best quality products and services at the     lowest costs.
• Clients have only one contact person throughout the entire process of designing and then constructing their project.

Close coordination from the beginning between the client, architect and contractor saves time and lowers the overall costs and confusion, while providing the client with an excellent product and a satisfying building experience.
