Every project has a unique set of goals and technical requirements that demand assembling a team of professionals in various design and construction disciplines. Successful project delivery requires the implementation of management systems that will control changes in the key factors of scope, costs, schedule and quality. Close coordination from the beginning between a client, architect and contractor saves time and lowers the overall costs and confusion, while providing the client with an excellent product and a satisfying building experience. For this reason, Dynan Construction uses the Design/Build approach.
Before the Design/Build process can begin, a client enters into a Construction Management contract. This contract outlines the costs involved with developing the preliminary plans, producing the budget and establishing the fees to be paid to the contractor for constructing and managing the project.
Advantages of the Design/Build approach:
- Time and energy are not wasted on unrealistic designs.
- Establishing a budget at the beginning allows the client to save time, money and frustration.
- Applying our knowledge of construction (real world) costs enables us to test the reality of the budget early in the process.
- Our relationships with subcontractors and suppliers enable us to secure the best quality products and services at the lowest costs.
- Clients have only one contact person throughout the entire process of designing and then constructing their project.
We believe successful project management requires diligent project planning and scheduling, strong leadership and interpersonal skills for team coordination, and effective oversight of the delivery process. Value for the money in construction involves completing a project on time, on budget and to a level of quality that meets the client’s needs. With our early investment in planning and design, we can avoid unnecessary costs and delays.
